Top Home Buying Mistakes That You Should Know Of

Buying a house is never a simple matter. It is not something that you can do easily without having to think much about it. Purchasing a house means careful planning.

The sad thing is that a lot of people just don’t see things that way. For them, buying a house is such a simple task and all that has to be done is to pick the right house and then go out and buy it. Things are not that easy, however. There are so many things that could go wrong when buying a house.

If you are planning on buying a house anytime soon, then here are some of the more common mistakes that people commit when purchasing homes. It is best for you to know about these mistakes so you can prevent committing them on your own:

1. One of the most common mistakes made by people when they are out shopping for a home is when they confuse the role of a real estate agent. You need to keep in mind that unless you have hired an exclusive buyer’s agent, they work for the seller. Don’t get confused, because if you end up forgetting that fact, chances are that you will pay for it.

2. One other common mistake that buyers make is when they fall in love with a property and they then show it to the agent and the seller. Never do that because you will be losing space for negotiating a better deal. The more that you want a home, then the more disinterested you should appear.

3. Buyers often make the mistake of going house hunting without really knowing what they can afford. If you are thinking of buying a house, you should straighten out your finances first so you would have a clear idea of what it is that you can afford.

4. The next mistake is actually related to the last one and that is going house hunting without knowing the needs of his family. Each family has its own distinct needs and wants when it comes to the house that they would be occupying. You need to find that out and work from that.

5. It is also common for some people to buy houses that are hard to resell when the time comes that they have to move on. When most people buy a house, they like to think that it would be the last one that they’ll ever buy, but that rarely happens. So you need to look at the property that you are buying as a form of investment that you might have to sell in the near future.

6. Not having a credit check before buying a house is another common mistake when house shopping. If you have good credit standing then you can get a great deal of discounts.

These are just some of the mistakes that home buyers keep on making when they are out shopping for a house. Now you don’t have to make the same mistakes that others are making.

Some Pointers Before You Buy Headlights

Buying is a great experience, but not all the time. Sometimes you have to buy things not for yourself, your family or friends but for your car. Upgrading is another thing; when you have to buy things that have gone out of order, it isn’t much of a great experience. You get the same not-a-very-good feeling when you have to buy headlights for your car, motorbike or any other vehicle. However, since they are one of the most important components of a car, you have to purchase them and purchase with care. However, some pointers must be kept in mind when buying headlights.

First thing when you are out to buy headlights for your vehicle is to buy them at an affordable price. However, you have to come out of the mindset that buying something cheap should mean a compromise on the quality of the product. You will never have to compromise on the quality even if you are buying the cheapest items if you are only using your skills right. The first thing that makes headlights expensive or cheap is the type of bulbs you are about to choose for the headlights. You can make your choice among halogens, HIDs and LEDs.

The type of material you choose is completely dependent on you but if you are looking for something that is best not only price wise but for its benefits as well, you might want to consider LED light bulbs. The price tag on LED light bulbs might seem a bit higher as compared to other types of light bulbs but if you look at the overall benefits and advantages of LEDs, you wouldn’t take a minute in grabbing them. If you were to make a wise and intelligent choice when you are out to buy headlights, the best suggestion for you is to buy the LEDs.

Of course, the main purpose of a headlight is to make things visible at night – decoration is only secondary – therefore, you must choose the light bulbs that provide you the best visibility level at night. Furthermore, you would want a set of headlights that stay with you for at least couple of years so you can save some money on repeated purchases. On top of that, when you want to buy headlights that have colors, LED light bulbs are the best options to look at. From soothing to the fanciest and most stylish colors, all are available in LED light bulbs.

7 Simple Things to Know About When Buying LED Lights

LED lighting is all the rage these days. I often speak with churches who are looking into buying LED fixtures to either add to the functionality of their lighting system, to make maintenance easier, replace old gear, be more efficient or any combination of the above. But I also see a lot of churches who have made poor decisions buying LED fixtures and been disappointed. If you look out into the LED market these days, you will see that it is flooded with lights in all price ranges- literally from $100 to $3000 and above! Which is the right product for you and your congregation?

So can I Buy Cheap LED Lights?

I wish I could just give you a simple, 1 word answer, but I can’t. Yes, you can buy the cheapest thing you can find, but you will probably be disappointed. I have seen churches buy LED lights from companies I’ve never heard of that don’t carry much of a warranty. They’ve been disappointed when, 1 year down the road, some of the units are breaking and not as bright or consistent as they used to be. Cheaper LED lights are often poorly designed and allow heat to dim the LED’s early in their life and poor electrical connections can cause units to fail prematurely. If it seems to good to be true, it probably is.

Moving past the negatives, I do advise churches who are looking to get into the entry level to buy less expensive LED’s from reputable lighting companies who have been around for some time, such as Chauvet, American DJ and Elation. These companies have great fixtures in the lower price range. They may not be as cheap as others you’ve seen, but you do get what you pay for! I read late last week of a cheaper, newer name of LED fixtures that is going out of business at the end of this year. That makes it really hard if you need replacement parts in the future or want more matching lights!

Here are a few things you need to know and consider before buying LED fixtures.

1. Consider the quality of light coming out of a RGB-only fixture. These only have red, green and blue LED’s inside. You may have seen some marketing material saying that these fixtures can put out “16 million colors”, and while that may be technically true, I bet you can only tell the difference between a few hundred of those at most. You’re not going to get a good brown, amber, or white color out of these no matter how good they are. The laws of physics will win every time. They’ll make your flesh look pink if you try to use them as front light. However, with these fixtures you can get a bunch of good colors for a great price and these are great for lighting set pieces or walls.

2. Non-“tri”, “quad” or “homogenized” LED’s have individual red, green and blue LED”s that you can see. So, when you mix up a yellow, purple, aqua or anything that’s not pure R, G or B, you’re going to see multiple colors when you look at the light. This may be distracting if you’re using it as backlight, or anywhere that congregation members can see the front of the light fixture. The good news is that these non-“tri” LED fixtures are great for lighting set pieces and other items that hide the fixture from the congregation’s view.

3. Cheaper fixtures will flicker when you videotape them or use IMAG to put the video on screen. If you are shooting video, make sure that you buy fixtures that are guaranteed “flicker free”, because fixtures that aren’t will flickr on video- I have seen it myself too many times! Some units may look okay at full, but not when dimmed due to the way that LED’s are dimmed. If you have this problem with lights you already own, try running your units only at full which often looks okay on camera.

4. Always buy lighting products that have a warranty of at least 90 days – if the company won’t stand behind it, I don’t feel safe doing so either!

5. Think about the construction of the fixture vs. actual light output. You don’t need something built like a tank if it’s just going to be installed in your church and not move often. Those units are made for production companies. There are budget fixtures from many companies that have the same LED’s as expensive fixtures, in a cheaper and less durable unit.

6. Keep in mind that different manufacturers use different tinted LED’s in their fixtures. Fixtures may also vary in color by each run, or batch, of fixture. For the best color consistency, buy all of the LED fixtures you’ll use at once. If this isn’t possible, buy in groups based on use- such as buying all of the units to light your backdrop at once, then later buying the ones you use for backlight, etc. It is best to stick with one manufacturer for all of your LED fixtures for color consistency, but if you have to change, it’s not the end of the world when the colors don’t match perfectly.

7. If you are buying more than 4-6 units, make sure to get a product demo unit! Local dealers can demo and/or let you borrow products for FREE in hope to make a sale! Otherwise, many manufacturers will ship you a fixture for just a deposit and the cost of shipping it back to them so that you can try it out. You want to see how the light works with your current setup, if is is bright enough, how it works with skin tones and if the beam angle is correct for your room.

7 Essential Tips to Buying Shoes Online

1. You know your size don’t you?

Finding them perfect shoes that fit snug against your feet is the goal when buying shoes, look down at your feet and examine their shape. If you’re like me, and have weird feet then consider buying shoes with a larger width.

Finding shoes that fit flush against your feet is a common problem, majority of shoes are too tight against the side of the foot, but in some cases there are large gaps. The obvious solution is to buy narrow shoes to accommodate slim feet.

2. Look at your own shoes.

Everyone has their favourite pair that fit perfectly like Cinderella’s at the ball. They are comfy, supportive and rub free, Take a moment and examine them. Are they at a certain width or shape? What is the material made from?

Knowing your most comfortable pair and why they are so comfortable is the best step for buying in the future.

3. What Brands do you own?

The majority of shoe companies tend to have similarities in shape and design in their models. This can benefit the users as your feet can tend fit well with a line of certain brands. Make a list of all the brands that your feet tend to fit well with. This will be beneficial knowing that when a new model arrives your feet will fit snug.

4. Are Cheap Shoes worth it?

Buying cheap shoes won’t hurt your wallet, but they may certainly hurt your feet. Cheap shoes can be poorly designed and manufactured, just thrown together with cheap materials to knock up a cheap shoe that many consumers will buy. Once the pair gets so unbearable you will throw them in the cupboard never to see the light of day again, so why buy a constant stream of cheap shoes when you could buy a more expensive pair? This will keep your feet and wallet happy in the long run.

5. Try before you buy… errrrr online

Yes this is a personal trick of mine, find a pair of shoes you like at a shop, try them on and if they fit perfectly say: “err no thanks there not for me” then head online and buy them much cheaper, job done.

6. Buy from established online stores

When buying shoes online you must remember to always read the small print. Check there is a returns policy with a 30 day money back guarantee. If you do not do your homework, you may end up with a pair you can’t send back.

7. Read what other people are saying

Although the pictures look awesome and you’re on the verge of buying a pair of awesome Nike trainers, you still need to look at the reviews. Remember an image doesn’t tell the full story so read other people’s opinions on the product.
